Miami Branded Residences: Choose the Location Before the Service

Branded residence guide · Public sources reviewed November 4, 2026

My recommendation: If your week revolves around Brickell and you want a residential building with a hotel-inspired service program, start with St. Regis. If Coconut Grove feels more like home and you want hospitality without a hotel in the building, look at Four Seasons Private Residences Coconut Grove. If oceanfront living and a home designed around your cars matter most, include Bentley Residences in Sunny Isles Beach. The brand may catch your attention, but the address, the residence itself, and the service agreement should decide the purchase.

A familiar name on a building can be compelling. Now picture the ordinary days after you have the keys: where you go in the morning, how you welcome guests, and whom you call when the home needs attention. Does the location work for that life? Will the service you expect actually be available to you? Those questions are more useful than choosing a logo first.

Start with the place

Three addresses lead to three different Miami routines

These projects make the difference clear without turning this guide into a tower directory. The St. Regis Residences is at 1809 Brickell Avenue, by the bay and near Brickell’s urban core. Four Seasons Private Residences Coconut Grove is at 2699 South Bayshore Drive, in a setting tied to the Grove’s neighborhood life. Bentley Residences lists 18401 Collins Avenue as its property address, on the Atlantic in Sunny Isles Beach.

I would visit all three areas before comparing floor plans. An appealing service program cannot make an inconvenient location fit your weekly commitments, favorite places, or time on the water. Use the map to orient yourself. Then test the journeys you would actually make from each building, at the hours you would make them.

Explore the three locations

If the map does not load, the addresses and sources are listed below.

Brickell · Bay and city

St. Regis Residences

1809 Brickell Avenue. Start here if Brickell is part of your everyday life and you want to compare a broad residential service program.

Coconut Grove · Bay and neighborhood

Four Seasons Private Residences

2699 South Bayshore Drive. Start here if the Grove’s pace feels more natural to you than the urban core.

Sunny Isles Beach · Atlantic Ocean

Bentley Residences

18401 Collins Avenue. Start here if the beach and the home’s layout matter more than being in Brickell or the Grove.

The map locates the addresses published by the projects. Points were placed with OpenStreetMap Nominatim on November 3, 2026; the base map is OpenStreetMap. It does not measure travel time or establish access or services for a particular residence.

The promise and the agreement

A brand may shape the design, deliver services, or license its name

Separate three things that often appear together in a presentation: the project’s identity, who runs the day-to-day experience, and what you receive as an owner. A hotel name on the building does not turn your residence into a hotel room or make every spa treatment and dinner part of the monthly fee.

Brands with residential projects in Greater Miami

The names link to project or brand sources. Some projects are still in development, and their operating arrangements differ.

The projects themselves show why the distinction matters. St. Regis says its marks are used under license from Marriott, which is not the developer. Four Seasons Coconut Grove names its developer and brand license and separates amenities from services offered à la carte. Bentley also describes its licensed brand arrangement and says some amenities may carry a separate fee.

Once a project appeals to you, ask for two answers in writing: Who will manage the property when it is delivered? Which services will your association fee cover, and which will you book and pay for separately? If either answer changes why you would buy, settle it before moving forward.

The comparison

What each project presents, and what to ask before a visit

I have used the same four lenses for each project: location, the brand’s role, the advertised experience, and the documents to request. A developer’s site tells you what is being offered to the public. Your right to use a service, its cost, and its availability depend on the documents for the project and the residence you choose.

Three Greater Miami projects compared by the same criteria, with official sources in each row.

Project and location Brand’s role Advertised experience What to request
St. Regis ResidencesBrickell · 1809 Brickell Ave. St. Regis marks used under a Marriott license; presented as a residential-only project. Source. Butler service, restaurant, wellness, marina, and beach club appear in the program. Amenities. Service agreement and marina and beach club access rules; unit-specific costs and availability.
Four Seasons Private ResidencesCoconut Grove · 2699 S Bayshore Dr. The developer licenses the Four Seasons marks. The property is presented as private residences, with no hotel in the building. Source. Restaurant and resident amenities; housekeeping, grocery provisioning, and repairs are listed as à-la-carte services. Amenities and services. Service prices and budget; conditions for any access to The Surf Club.
Bentley ResidencesSunny Isles Beach · 18401 Collins Ave. Design and name are associated with Bentley; the brand is used under license. Source. Private garages connected to residences, restaurant, spa, beach club, and concierge appear in the project materials. Residences · amenities. The exact unit plan, garage and amenity rules, separate charges, and operating agreements.

If ongoing hospitality is central to your choice, your questions about St. Regis and Four Seasons will go deeper into staffing and service terms. If Bentley appeals because of the beach, design, and garage, compare those features on their own merits. These are different propositions, even if all three carry a well-known name.

The most useful test

Turn “service” into a list of prices and responsible parties

Imagine arriving with guests on a Friday evening. You want the home ready, a dinner reservation arranged, and someone to handle a repair if needed. A sales presentation may call all three “concierge.” In practice, they may involve different teams, booking rules, and bills.

01 / Included

What the fee covers

Ask for the services covered by the association fee and their hours. A front desk and access to shared spaces do not automatically include housekeeping inside your residence.

Your check: if a task is essential, find it in the relevant budget or agreement.

02 / Pay per use

What you book separately

At Four Seasons Coconut Grove, housekeeping, grocery provisioning, and repairs are expressly listed as à-la-carte services. Ask for prices, lead times, and cancellation terms.

Your check: estimate a year of the service you would really use.

03 / Subject to approval

What requires another decision

The Four Seasons page offers an invitation to apply for private membership at The Surf Club, subject to approval. An invitation to apply is different from included membership.

Your check: do not base the purchase on that access until you know the decision and terms.

04 / To confirm

What could change

For a project in development, confirm the operator, the scope of service, and when it would begin. Bentley’s terms say proposed operators and amenities may change and some amenities may cost extra.

Your check: request the current offering documents before committing.

The experience becomes comparable when you know who prepares the home, when they do it, and what it costs.

Beyond the name

How I would compare the cost of owning and using each residence

A branded residence may cost more than a nearby home. I would not assign that difference to the name without comparing similar residences, usable space, floor level, views, completion status, building quality, and services. Nor would I assume the brand will protect resale value. First, establish what you would own.

01 / Purchase

Full unit price, parking, deposits, upgrades, and payment schedule. Compare homes of similar size and format.

02 / Ownership

Current or projected association fee, reserves, insurance, property taxes, and possible special assessments. Identify what each figure covers.

03 / Use

Housekeeping, chef, grocery stocking, treatments, club, marina, or arrival preparation when charged separately.

I would ask for an annual worksheet for each finalist with those three layers. A lower fee may exclude services you would use often; a higher fee may support spaces you would rarely enter. The point is to understand what you are paying for and whether it fits the life you want there.

The Florida DBPR describes budgets, rules, contracts, insurance, and other condominium records relevant to ownership costs and obligations. Complete the figures for a specific unit from current documents, not a generic estimate in an article.

Your life comes first

Where I would start, based on how you use Miami

The first visit should reflect your routine, not a brand ranking. These three paths help decide which address deserves your time.

decision brickell charcoal v1
01 / City and bayUrban schedule

Brickell and residential service

If your calendar takes you to Brickell several times a week, I would begin with St. Regis and compare the residence with other homes nearby. The project presents dining, marina, and wellness facilities. During a visit, ask which are available to you as an owner and which require a reservation, separate agreement, or payment.

Priority: an address that supports your usual commitments.

decision grove charcoal v1
02 / Neighborhood and bayService on demand

Coconut Grove and a well-cared-for home

If you want to settle into Coconut Grove, I would put Four Seasons on the list alongside an unbranded residence in a comparable location. Look at the floor plan and its connection to the neighborhood before discussing service. Then request prices for home preparation, maintenance, and in-residence dining.

Priority: paying for support you will actually use.

decision sunny charcoal v1
03 / Beach and designRoom for your cars

Sunny Isles and the Atlantic

If the ocean and space for your cars are firm priorities, I would visit Bentley in Sunny Isles Beach. The developer presents private garages linked to residences and beachfront amenities. Confirm that your chosen unit has the capacity you need and that its rules permit your intended use.

Priority: a home that works even on a day when you use no amenities.

These paths are a way to shorten the search: start with your calendar, choose a place that fits, and check the service promise against the specific property.

From visit to decision

The list I would bring to each meeting

  1. Start with the home: the exact unit plan, orientation, terrace, parking, storage, privacy, and entry route. A different floor plan cannot answer these questions for your unit.
  2. Identify each party: developer, brand owner, building manager, and service provider. Ask who is responsible if operations change.
  3. Separate the benefits: what the fee includes, what is billed per use, and what requires membership or approval. Request current rates and rules.
  4. Review the property: condominium declaration, budget, use rules, insurance, management agreements, and reserve or inspection records where applicable.
  5. If construction is ongoing: request the current status and schedule, offering documents, deposit calendar, and terms for changes or delays. Have your Florida attorney review the contract before signing.
  6. Return to the location: test your usual routes and visit a comparable unbranded option. Then decide what added value this residence offers you.

The Florida DBPR explains the documents condominium developers must file and provide to buyers. That gives you a starting list for formal requests; a Florida attorney can assess what they mean for your purchase.

Choose the place first, then the residence

Use our South Florida neighborhood guide to narrow the places you would return to regularly. If this will be a second home, our Bal Harbour and Surfside guide helps you think through care between visits. With two locations in mind, we can compare suitable units and their documents using the same criteria.

Sources and scope

Sources reviewed November 4, 2026. This guide uses three Greater Miami projects to show how to compare location, brand, and service. It is not a directory of every branded residence in South Florida. Project websites describe their advertised programs; fees, use rights, availability, and delivery status must be checked for the chosen unit in current documents.

  1. St. Regis Residences Miami, amenities, and legal notice: address, advertised program, and brand role.
  2. Four Seasons Private Residences Coconut Grove, services, and contact and legal notice: address, à-la-carte services, membership application, and license.
  3. Bentley Residences, amenities, and terms: address, advertised features, brand and fee conditions.
