The Richest Neighborhoods in Miami
Miami’s richest neighborhoods in 2026 are its private islands off Miami Beach, led by Indian Creek, Fisher Island and Star Island, followed by guarded waterfront enclaves on the mainland such as Gables Estates and the Coconut Grove bayfront. This is where Miami-Dade’s price records are now set: Mark Zuckerberg and Priscilla Chan paid $170 million for a home on Indian Creek Island in March 2026, the highest price ever paid for a home in the county.
The top of the market has never been busier. Miami-Dade recorded 24 home sales of $30 million or more in the first nine months of 2026, already beating the full-year record of 21 set in 2025.
If you are moving to Miami from New York, California or the Northeast, this guide explains what each enclave is like, what homes trade for, and what to weigh before you buy. You can also browse our current Miami luxury homes for sale.

The Private Islands: Indian Creek, Fisher Island and Star Island
Indian Creek Village: The “Billionaire Bunker”
Indian Creek is the most exclusive address in Miami. The village has just 41 residential home sites around a private country club, its own government and police force, and a checkpoint at the only bridge from Surfside. The 2020 census counted 84 residents.
Prices have reset several times in three years. Jeff Bezos spent about $234 million on three Indian Creek properties in 2023 and 2024, and the $170 million purchase of 7 Indian Creek Island Road in March 2026 set a new county record.
Best for: buyers who want maximum privacy and security and are prepared to wait for one of very few listings.
Fisher Island: The Most Expensive ZIP Code in the U.S.
Fisher Island (ZIP 33109) had the highest median sale price of any ZIP code in the country in 2025, at $9.5 million, according to a PropertyShark analysis. There is no bridge: residents and invited guests arrive by a seven-minute ferry from Miami Beach, and the island has about 684 residents. For residences, amenities and current availability, see our complete Fisher Island guide.
Best for: buyers who want a resort-style, lock-and-leave condo or villa with club amenities and a ferry between them and the city.
Star Island: Trophy Estates on Biscayne Bay
Star Island is a guarded, gated island off the MacArthur Causeway, minutes from South Beach and downtown. In 2025, Vladislav Doronin sold his 2.5-acre estate at 26 Star Island Drive for $120 million, at the time a Miami-Dade record. Compare it with other enclaves in our ranking of the best island gated communities in Miami Beach.
Best for: buyers who want a deep-water estate with skyline views and quick access to both Miami Beach and Brickell.

The Mainland Estates: Gables Estates, Cocoplum and Coconut Grove
Gables Estates, Coral Gables
Gables Estates is a gated waterfront enclave on Biscayne Bay in southern Coral Gables, and it has become the most active ultra-luxury market on the mainland. In April 2026, 33 Arvida Parkway resold for $55 million, eight months after trading at $34 million, tying the Coral Gables single-family record.
Land alone now trades at levels once reserved for finished homes. A 4.6-acre waterfront teardown at 8565 Old Cutler Road, once home to University of Miami presidents, sold for $41.6 million in July 2026. In October, 8901 Arvida Lane returned to the market asking $148 million, about $11,850 per square foot.
Best for: families who want a large lot, a private dock and room to build, with good private schools and the city a short drive away.
Cocoplum, Coral Gables
Cocoplum is a gated, waterfront community just north of Gables Estates along Old Cutler Road. It offers many of the same benefits, including canal and bay frontage, guarded entry and Coral Gables services, usually at a lower entry price than Gables Estates. See how it compares in our guide to the best gated communities in Coral Gables.
Best for: buyers who want Coral Gables waterfront living without competing for the handful of Gables Estates trophy lots.
Coconut Grove’s Bayfront
The bayfront estates of Coconut Grove sit on Biscayne Bay just south of Brickell, close to Vizcaya. In 2022, Ken Griffin paid $106.9 million for Adrienne Arsht’s roughly 4-acre estate at 3031 and 3115 Brickell Avenue, at the time a Miami-Dade record. Learn more about Coconut Grove luxury real estate and the top gated communities in Coconut Grove.
Best for: executives who want an estate-sized home a few minutes from Brickell offices, with walkable Grove village life nearby.
Miami Beach: North Bay Road, La Gorce, Sunset Islands and Allison Island
North Bay Road
North Bay Road runs along the bay side of Miami Beach, and its waterfront lots now command nine figures. The street record is $105 million, paid in 2025 for the 2.3-acre estate at 5940 North Bay Road. In August 2026, a newly built home at 2740 North Bay Road sold off-market for $72 million, the street’s top sale this year. Browse current luxury mansions for sale in Miami Beach.
Best for: buyers who want a new waterfront home with sunset views over the bay and a short drive to South Beach.
La Gorce Island
La Gorce Island sits off La Gorce Circle in mid-Beach, next to La Gorce Country Club. The island’s price record is $100 million, paid in 2024 for a 2.4-acre waterfront assemblage, and even a non-waterfront 0.6-acre lot sold for $10.4 million in 2026.
Best for: golfers and families who want a guarded island setting with a club next door.
Sunset Islands
The four Sunset Islands, connected to Miami Beach near Sunset Harbour, combine gated entry and waterfront lots with the shortest walk to restaurants and shops of any enclave on this list.
Best for: buyers who want island privacy without giving up an urban, walkable lifestyle.
Allison Island
Allison Island, in North Beach, draws tech buyers. An entity linked to Google co-founder Sergey Brin paid $51 million for a roughly 10,000-square-foot home at 6569 Allison Road, reported in March 2026.
Best for: buyers who want waterfront privacy close to Bal Harbour and Surfside.
Beyond the City: Golden Beach, Bal Harbour, Key Biscayne and Pinecrest
Golden Beach
Golden Beach is a small, guarded town at the northern tip of Miami-Dade where oceanfront homes have private beach access. At the end of September 2026, 255 Ocean Boulevard sold for $69.5 million in cash, about $3,970 per square foot.
Best for: buyers who want a single-family home directly on the ocean, which is rare in Miami-Dade.
Bal Harbour
Bal Harbour is a compact oceanfront village anchored by Bal Harbour Shops. Its wealth is concentrated in full-service oceanfront condo towers and a small gated residential section on the bay side. Just across the bridge, Bay Harbor Islands is one of the area’s fastest-changing luxury markets.
Best for: buyers who want an oceanfront condo with luxury shopping and dining within walking distance.
Key Biscayne
Key Biscayne is an island village reached by the Rickenbacker Causeway, about 15 minutes from Brickell. Families choose it for its parks, beaches, small-town feel and quick commute.
Best for: families who want beach life and a short drive to downtown offices.
Pinecrest
Pinecrest is a leafy suburb south of Coral Gables with acre-sized lots and some of Miami’s most sought-after schools. The town’s price record is $19.5 million, and a 1-acre estate at 10101 SW 60th Court sold for $13.4 million in May 2026. For more on the area, read our overview of the South Miami luxury market.
Best for: families who want space, privacy and top schools rather than water frontage.
The 2026 Ultra-Luxury Market by the Numbers
Miami’s top tier is on track for its strongest year ever, and most of it is paid in cash. The figures below come from MIAMI Realtors’ $30M+ sales report and its September 2026 million-dollar market update.
| Measure (2026, through September) | Figure |
|---|---|
| Miami-Dade home sales of $30M+ | 24, beating 2025's full-year record of 21 |
| Projected $30M+ sales by year-end | 32 |
| South Florida sales of $10M+ | 407, up 40% year over year |
| South Florida sales of $1M+ | Up 20.2% year over year |
| Share of $10M+ sales paid in cash | 86% |
| Share of $1M+ sales paid in cash | 59% |
The same reports note that buyers moving from higher-cost U.S. markets are a major source of demand at the upper end.

How to Choose the Right Enclave
Start with how you will live, not just the address:
- Privacy and security: Indian Creek, Fisher Island and the guarded islands offer controlled access; Pinecrest and Key Biscayne feel more like neighborhoods.
- Water: if you own a yacht, check dock depth and bridge clearance before falling in love with a lot. Biscayne Bay enclaves such as Gables Estates and Star Island are built around boating.
- Commute and schools: Coconut Grove and Coral Gables put you minutes from Brickell offices and many private schools; the Beach islands trade some commute time for ocean and nightlife.
- House or land: in Gables Estates, North Bay Road and Golden Beach, many of 2026’s biggest deals were teardowns and land, so budget for building.
